Applicant Qualifying Criteria
We are delighted that
you are interested in leasing a dwelling from us. In order to help you in
making your decision, we have listed below the criteria for qualifying as a
tenant with us.
- A rental application must be fully completed, dated and
signed by each applicant and all co-applicants. Spouses can complete one
rental application.
- The rental application will be reviewed at the time of
submission to ensure we have all information needed to determine your
eligibility.
- Each applicant must provide a copy of government
identification. (drivers license, ID card, etc)
- If applicants family will be occupying the dwelling, the
family size must be appropriate for the available residence i.e., no more than
two persons per bedroom. The dwelling is to be used as a private residence.
The two-person limitation shall not apply to a child under the age of three or
children born to tenant during the term of this lease or any extension
thereof.
- Employment and monthly income must be verifiable. Total
gross monthly income of all applicants must be equal or greater
than ________ times the monthly rent. (Otherwise, a guarantor is necessary)
- Applicants may be denied occupancy for the
following reasons:
- Falsification of application by any applicant
- Incomplete application by any applicant
- Insufficient income (total of applicants)
- Criminal conviction history of violent crime, sexual
crime, or narcotics related crime committed by an applicant or by other
occupants (including children) who plan to live at the residence.
- Poor credit history of any applicant. (credit history
may be obtained. The applicant is encouraged to provide a copy of a recent
credit history. One can be obtained at www.annualcreditreport.com.
Previous bankruptcy may require an additional deposit)
- Poor rental history of any applicant to include:
i.
Non-payment or frequent late payment of rent
ii.
Eviction
iii.
Known illegal drug use
iv.
Poor housekeeping
v.
Poor supervision of children
vi.
Unruly or destructive behavior by applicant, applicant’s children or
applicant’s guests
vii.
Violence to persons or property by applicant, applicant’s children or
applicant’s guests.

SMOKING IS
NOT ALLOWED IN THE DWELLING AT ANY TIME.
TENANT CAN
BE EVICTED FOR VIOLATING THIS POLICY.
There may
be a $25.00 non-refundable application fee.
